The Regional Property Manager is a leadership role responsible for overseeing the operational, financial, and physical performance of a portfolio of properties. This position provides direct leadership to onsite teams, ensures consistent implementation of company policies and procedures, and drives value creation across all assigned assets. The role includes full profit and loss accountability and requires strong collaboration with internal teams, ownership, and external partners.

Requirements
Key Responsibilities
Ensure assigned properties meet or exceed operational, financial, and business performance goals through regular site inspections, review of financial, market, and operational reports, and implementation of effective action plans.
Partner with Community Managers to support property-level performance and accountability.
Collaborate with regional support service leaders to improve asset performance and team effectiveness.
Lead the implementation of operational initiatives, championing change and ensuring consistent adoption of policies and procedures across the portfolio.
Develop annual operating budgets for assigned properties and oversee performance against budgeted goals through financial analysis, variance reporting, and corrective action planning in partnership with the Director of Operation.
Monitor and ensure performance metrics—including occupancy, delinquency, resident retention, and work order completion—remain aligned with projections.
Ensure properties are well maintained and that company standards are consistently met by onsite teams, contractors, and vendors.
Provide ongoing coaching, mentoring, and training to team members to promote engagement, productivity, and professional growth.
Conduct weekly site visits, prioritizing inspections, training, and direct support of onsite teams.
Perform thorough inspections of all properties, amenities, service areas, maintenance shops, leasing offices, and model units.
Ensure exceptional customer service standards are maintained across all properties.
Identify cost-saving opportunities, manage vendor relationships, and control expenses without compromising service or quality.
Continuously seek opportunities to improve operational practices, efficiencies, and portfolio performance, making data-driven recommendations as appropriate.

Responsibilities
Qualifications
Minimum of 1–3 years of experience as a Regional or Portfolio Property Manager.
Associate or Bachelor’s degree or relevant industry certifications preferred.
Proficiency with property management software
Strong working knowledge of Microsoft Office (Excel, Outlook, Word).
Demonstrated ability to build, lead, and retain high-performing teams while maintaining positive employee relations.
Excellent communication skills with the ability to effectively engage staff, leadership, ownership, and vendors.
Proven ability to build consensus among diverse stakeholders.
Strong financial, analytical, and problem-solving skills.
